Moisture: the conversation that has to happen first

Virginia's climate — humid summers, freeze-thaw winters — means moisture management is non-negotiable in a basement finish. Before we frame a single wall, we assess the existing drainage situation, check for water intrusion history and look at how the basement was waterproofed during original construction. Henrico County follows Virginia Uniform Statewide Building Code egress standards: minimum 5.7 square feet of net openable area, minimum 24 inches in height, minimum 20 inches in width, with the sill no more than 44 inches above the floor. We spec and install egress windows correctly so the bedroom inspection passes the first time.

Chesterfield has handled high basement finishing permit volume as new construction has boomed in Midlothian and Bon Air. Their inspectors have seen these projects hundreds of times — which means straightforward inspections when the work is done correctly. The framing, electrical and HVAC rough-in inspections are sequential; we build the schedule around those inspection windows so the project doesn't stall waiting for a callback.

HVAC extension: often the most overlooked piece

Finishing a basement adds square footage that your existing HVAC system wasn't sized to condition. A lot of basement finishes skip this calculation entirely, which is why so many finished Richmond basements are uncomfortable in July and January. We assess the existing system capacity, calculate the new load requirement and extend ductwork correctly. In some cases we add a mini-split zone for the basement. Either way, the finished space is comfortable, not an afterthought.

Basement assessment

We lay out the room configuration — open areas, private rooms, bar or bath locations, mechanical closet — and produce a plan that's permit-ready. We involve you in the finish selections: flooring type, ceiling style, lighting layout, bar or kitchenette design, bathroom fixtures.

Permits

We submit to Henrico County, Chesterfield County or Richmond City as applicable. We respond to any plan review comments and get the permit issued before breaking ground. This typically takes 3–5 weeks in Henrico County.

Rough-in construction

Framing, egress window installation, electrical rough-in, plumbing rough-in, HVAC extension and insulation. We schedule the mid-project inspections to pass before closing walls.

Finish and closeout

Drywall, flooring, ceiling tile or drywall, recessed lighting installation, trim, paint, bar finish, bathroom fixtures and final mechanical trim. Final inspection scheduled and passed. You get usable space.
