Fairfax County, Arlington and Alexandria have distinct permitting rules, housing stock and homeowner expectations. We know them cold.
Permits in Fairfax and Arlington move differently
Fairfax County requires permits for any work touching electrical panels, load-bearing walls or gas lines — and inspections are not optional. Arlington has its own building department with 2–3 week review times. We handle every permit and inspection so you're not dealing with county bureaucracy. Projects that skip permits create title problems when you sell.
Housing stock: 1960s–1990s construction
Most Falls Church, Vienna and Springfield kitchens sit on slab or crawl-space foundations with original 100-amp panels. When we open walls we routinely find knob-and-tube wiring, polybutylene supply lines and inadequate ventilation. We scope this upfront so you're not hit with surprises mid-project. McLean and Great Falls homes tend to be larger custom builds — different challenges, different scope.
Neighborhood expectations drive material selection
A kitchen in McLean or Great Falls warrants Calacatta marble, inset custom cabinetry and Wolf appliances. A kitchen in Centreville or Woodbridge is a different investment calculus — still quality, but optimized for the neighborhood's resale ceiling.
