Falls Church Kitchen Remodeling

Falls Church kitchens: what we actually work with.

Falls Church is predominantly cape cods, split-levels and brick colonials built between 1948 and 1975 — with a band of 1980s and 1990s builds in the Tinner Hill, City Hall and Broad Street corridors. These homes were designed with galley or U-shaped kitchens separated from the dining room by a wall that made sense in 1962 and makes no sense now.

The most common Falls Church kitchen renovation we do: remove the wall between the kitchen and dining room, open up to a peninsula or island, bring the cabinets to ceiling height, swap laminate countertops for quartz, add a tile backsplash, upgrade the lighting to recessed LED plus pendants over the island, and refinish the floors throughout the main level. The result is a completely different-feeling house for a fraction of what a move would cost in this market.

Falls Church City permits are separate from Fairfax County. We work in both jurisdictions and know the review timelines for each. Falls Church City tends to have faster permit turnaround than Fairfax County — typically 10–15 business days for a standard residential kitchen permit.

  • Wall removal and open-plan kitchen conversions
  • Custom cabinetry and island additions
  • Quartz, quartzite and stone countertops
  • Tile backsplash and flooring
  • Recessed and pendant lighting packages
  • Electrical panel upgrades where required
  • Appliance coordination

Falls Church neighborhoods

Where we work in and around Falls Church.

Falls Church City is small — 2.2 square miles — but the surrounding Fairfax County communities are where most of the "Falls Church" housing stock actually sits.

01

Falls Church City (independent city)

The 22046 zip code — Madison, Broadmont, Tinner Hill. Mostly 1940s–1960s cape cods and brick colonials on tight lots. High walkability, strong school reputation and a homeowner base that invests in renovation. Falls Church City Building Department handles permits here, separate from Fairfax County. We pull Falls Church City permits regularly.

02

Falls Church (Fairfax County — 22041, 22042, 22043, 22044)

The larger "Falls Church" area in Fairfax County — Bren Mar, Annandale adjacent, Seven Corners, Baileys Crossroads and the neighborhoods along Route 7 east of the city. Primarily 1960s–1980s construction. This is Fairfax County jurisdiction for permits. Bigger lots, more structural flexibility for additions and open-floor-plan conversions.

03

West Falls Church (22046 to McLean border)

The neighborhoods north of Route 7 toward Great Falls Road and the Tysons border — Westmoreland Hills, Pimmit Hills, Falls Hill. Mix of 1950s ranches, split-levels and some larger 1970s–1980s custom builds. These kitchens often have slightly more square footage to work with and benefit from full open-plan conversions.
