Fairfax County zoning and setbacks

Most Fairfax County residential lots require a 25-foot rear setback and 15-foot side setbacks in R-2 and R-3 zoning. That means a lot of Falls Church and Springfield lots have more buildable space than owners realize — or less, depending on the existing footprint. We pull the site plan and calculate buildable area before you spend a dollar on design.

Arlington and Alexandria density restrictions

Arlington's R-5 and R-6 zones have strict FAR (floor-area ratio) limits and tree canopy requirements that can limit addition size. Alexandria's Old Town and several historic overlay zones add review steps. We navigate both jurisdictions regularly and know where projects sail through vs. where they need additional approvals.

Structural integration — the part most contractors underscope

An addition is only as good as how it connects to the existing structure. Load path continuity, proper flashing at the roof-tie, matching foundation depth and matching thermal envelope all matter. We design the structural connection upfront, not as a field decision. This is the most common place cheap contractors create expensive problems.

We visit the property, measure the existing footprint, review the plat for setbacks and easements, and advise on what's buildable. We'll tell you if the lot or budget makes the addition unfeasible before you spend money on drawings.

Design and engineering

Floor plan layouts, elevation drawings, structural engineering (stamped when required), and material selections. We coordinate with a structural engineer for any load-bearing work — included in our process, not a surprise add-on.

Permit submission and approval

We submit to Fairfax County, Arlington, or Alexandria Building and Development — whichever jurisdiction applies. We track the permit, respond to comments and get approvals without dragging you into county bureaucracy.

Foundation and framing

Excavation, foundation work tied to the existing footer, framing and roof structure. The critical phase — done right here means no problems for the life of the addition.

Mechanical, electrical, plumbing and finish

HVAC extension, electrical, insulation, drywall, trim, flooring — finished to match the existing house. Final county inspection and certificate of occupancy included.
