Discovery consultation
We visit your home, understand your goals, lifestyle and budget direction. We assess the space, identify structural or permitting considerations, and give you honest feedback on what's achievable with your budget before you spend a dollar on design.
Concept and layout
Floor plan layouts, preliminary scope of work, material direction and budget ranges. We present options at different investment levels so you can make an informed decision.
Design development and 3D renderings
Detailed drawings, 3D photoreal renderings, material specifications and selections — tile, cabinetry, countertops, fixtures. You approve every detail before we file a permit.
Fixed-price proposal
A detailed scope of work with a fixed price tied to the approved design. No ballpark estimates that grow 30% once you're committed. What we quote is what you pay absent owner-directed changes.
Permit and pre-construction
We submit permit applications to Fairfax County, Arlington or applicable jurisdiction. Order long-lead materials. Build the trade schedule. Start date confirmed when permits and materials are in.
Construction and delivery
Licensed crews, daily site accountability, regular progress updates, clean job site. Inspections handled. Final walkthrough before final payment. Workmanship warranty.
