We pull the tile, check the pan, verify the waterproofing and address whatever's behind the walls before we install anything. That adds a couple days to the job and saves you from doing this again in five years.

Older construction means older everything. Here's what we actually find when we open walls in Fairfax, Falls Church and Vienna — and how we handle it.
Galvanized supply lines
Homes built before 1985 in Falls Church, Springfield and Annandale frequently have galvanized steel water supply pipes. They corrode from the inside out — low pressure, brown water, and eventual failure. When we open a bathroom wall, we replace galvanized with PEX to the stop valve. It's a few hundred dollars extra and it's not negotiable if the pipe is compromised.
Failed mortar beds and rotted subfloor
1980s tile work in Fairfax and Vienna bathrooms was set in sand-mix mortar beds directly over plywood subfloors with no membrane. When grout lines crack, water gets in. We've pulled bathrooms in McLean and Oakton where the subfloor and floor joists were actively deteriorating under solid-looking tile. This gets fixed before any new tile goes down.
Ventilation that exhausts into the attic
Northern Virginia code requires bathroom fans to exhaust to the exterior — but pre-2000 construction in Fairfax County often has them dumping into the attic space. That's mold waiting to happen. We re-route exhaust to the soffit or roof as part of every bath renovation.
Permit requirements
Fairfax County and Arlington require permits for any bathroom work involving plumbing rough-in changes or structural modifications. Simple cosmetic work — swapping tile, vanity and fixtures on existing rough-in — typically doesn't require a permit. We advise you on what's required and pull it if needed. Unpermitted plumbing work creates real problems at resale.

On-site evaluation
We assess the existing bathroom — tile condition, substrate, plumbing access, ventilation, electrical panel capacity. We discuss your goals, material direction and realistic budget. Most bathroom consultations take 30–45 minutes.
Scope and selection
We produce a detailed scope of work with tile layout, fixture specifications, vanity selections and a fixed-price proposal. For larger primary baths we do a 3D layout study so you can visualize the finished result.
Demo and rough work
Demolition, subfloor inspection and repair, waterproofing, plumbing and electrical rough-in. The substrate work that nobody sees but that makes every bathroom hold up for 20+ years.
Tile, fixtures and finish
Tile installation, glass enclosure, vanity, mirrors, lighting and final plumbing trim-out. We don't rush the finish. Tile work in particular — spacing, alignment, grout consistency — is where quality shows.
Walkthrough and punch list
Final walkthrough before final payment. Any item that isn't right gets fixed before we leave.
