Permits are mandatory — and enforced

Fairfax County, Arlington and Loudoun County all require building permits for basement finishing that includes framing, electrical, or plumbing. Unpermitted basement space is flagged in home sales and often has to be permitted retroactively at sale — at significantly higher cost and disruption. We pull the permit, schedule inspections and get the certificate of occupancy.

Egress windows for legal bedrooms

Any basement room classified as a bedroom must have an egress window with a minimum opening of 5.7 square feet per IRC code. We see a lot of "bonus rooms" that were built as bedrooms without egress — which creates problems at resale and more importantly is a safety issue. We assess egress requirements upfront and include window well installation if needed.

Moisture first, finishing second

Northern Virginia basements, particularly in clay-soil areas of Fairfax and Prince William counties, can have seasonal moisture issues. We assess the foundation and drainage before framing begins. Insulating and drywalling over an active moisture problem creates mold. We address the source or advise you to before we frame a single wall.

HVAC extension and load calculations

Finished basement space needs to be on the HVAC system — either extending existing ductwork with an HVAC engineer's load calculation, or adding a mini-split. Existing equipment often can't handle the additional load without a proper assessment. We coordinate with licensed HVAC contractors as part of the project scope.

Design and scope

Floor plan layout, room designations, bathroom locations, wet bar or kitchen placement, lighting plan and material selections. Fixed-price proposal.

Permit

Submit to Fairfax County (or applicable jurisdiction), pull permit, schedule inspections.

Rough work

Egress windows if required, framing, electrical rough-in, plumbing rough-in, insulation and county rough inspection.

Finish and close-out

Drywall, paint, flooring, trim, lighting fixtures, bathroom tile and fixtures, wet bar cabinetry, final county inspection, certificate of occupancy.
